Cash 4 Denver Homes, Offers, Timelines and Its BBB Record Explained

If you're two payments behind and the letters from your lender keep getting thicker, a name like Cash 4 Denver Homes can look like a lifeline. Its site leans hard on foreclosures and short sales, and it's been around a long time. If you've searched Cash 4 Denver Homes Ryan Coleman, you probably want to know who's really on the other end of the phone.

Here's what the company says about its offers, its timelines and its BBB standing, checked against the BBB itself. You'll also see how LVN Real Estate, a veteran-owned cash buyer in Denver, stacks up on the same points.

Who Runs Cash 4 Denver Homes

The company is Cash for Denver Homes, LLC. The Cash 4 Denver Homes Ryan Coleman link is spelled out on the contact page. It names him as "a Licensed Real Estate Broker/Owner of Sell Your Way Realty, LLC," and the BBB lists Mr. Ryan L Coleman as President. Its site says the office is in the Denver Tech Center and that "We are by appointment only." The BBB lists an address in Littleton. Its phone is 303-346-SOLD.

One more detail is worth a question. The footer names Sell Your Way Realty, LLC, while the company's scam alert page names "GREENOVATED PROPERTIES, LLC." There may be a simple reason for two names. Still, the name on your contract is the company you're actually selling to, so ask which one it'll be and why.

It has history on its side. The BBB shows the business started in May 2008, and the homepage says "WE HAVE PROUDLY BEEN SERVING THE DENVER METRO AREA SINCE 2008!" The same homepage says it has focused on foreclosures and short sales since 2005, so you'll see two start years on one page.

Why LVN Real Estate Is Worth Comparing

LVN Real Estate is a locally owned investor that describes itself as veteran-owned. Its founder, Kyle Doney, spent six years in the Air Force at home and overseas, according to LVN. BBB records show LVN started in September 2015, earned accreditation in August 2017, and holds an A+.

LVN doesn't charge you fees or commissions, and it says it'll often pay the closing costs too. It takes houses in whatever condition they're in. LVN says it tries to get you a cash figure within a day and confirms it after a walkthrough, and closing can be as soon as a week out. It lists foreclosure and pre-foreclosure among the situations it takes on, along with liens, back taxes, divorce and inherited homes.

On Google, 78 reviewers had given LVN an average of 4.4 stars as of October 2026. Melissa Ball was one of them. "We could not be happier with the process that was done exactly as we were told it would be," she wrote.

Its BBB Record, Explained

This part needs care. The BBB gives Cash 4 Denver Homes an A+ rating. It doesn't list the company as accredited. The company's homepage, though, says "A+ Rated Better Business Bureau Accredited Company," and its BBB seal links to an older BBB web address. HomeLight's Denver roundup gets it right and calls the company "BBB A+ not accredited."

An A+ is a good grade. Accreditation is a separate status that a business has to apply for and keep up. The fair way to describe Cash 4 Denver Homes is A+ rated and not accredited. LVN, by comparison, has been both A+ rated and accredited since 2017.

A few other claims on the homepage can't be checked. It says "ZERO COMPLAINTS OR NEGATIVE REVIEWS" and "WE PAY MORE," with no source for either one. It also says it's "5 Star rated on Yelp and Google+ Business." Google+ shut down in 2019, so look up the current reviews yourself.

How Its Offers Work

Cash 4 Denver Homes says its "CASH OFFERS CAN PUT CASH IN YOUR POCKET IN 72 HOURS!" HomeLight describes it as making an offer within 72 hours of meeting you. It doesn't explain how it sets the price. Its sell page says "PRICE is ultimately a combination of these 3 principles," naming price, terms and liability.

LVN gives more detail about its pricing. It looks at location, condition, needed repairs, nearby sales and the value after repairs, and it says its offers come in below market value. It buys with its own cash, then fixes and resells the home or keeps it as a rental. Some LVN Google reviewers say the price changed after an inspection, so ask any buyer what could move the number.

Timelines and the Closing Date

Here the company is flexible. Its homepage says, "You decide the closing & possession date that works best for you." It adds, "Upon accepted contract, we will close your property on your scheduled date." It also mentions "a rent-back situation to cash out equity" on its sell page, which may help if you need to stay put for a while after closing.

LVN's timing is similar, with a close as soon as a week out or on a later day you choose. Adalene tillar wrote on Google that she "spoke with Josh on a Friday and closed on the sell by Wednesday the whole experience was quick and easy."

Where Cash 4 Denver Homes Is Stronger

A fair review has to give credit. Cash 4 Denver Homes publishes a few terms that LVN doesn't.

  • It states its earnest money: "TYPICALLY 1-2% OF THE PURCHASE PRICE."
  • It says, "WE DO NOT ASSIGN OR SELL CONTRACTS TO OTHER INVESTORS."
  • It says it pays for the title insurance, and it lists "NO CLOSING COSTS, TITLE INSURANCE or FRANCHISE FEES."
  • Its owner is a licensed broker, and it says its contracts are approved by the Colorado Real Estate Commission.

Those are real points in its favor. If they matter to you, ask LVN to put its earnest money amount, the buyer of record and its closing cost terms in writing before you sign. LVN says "often" about closing costs, not "always," so a written net sheet is the way to see your true number.

If You're Facing Foreclosure

Both companies say they buy homes in foreclosure. Colorado's Foreclosure Protection Act adds rules for buyers of a principal residence that's at least 30 days behind on its mortgage. In that case, you can cancel the contract until midnight of the third business day after you sign, or until noon the day before the sale, whichever comes first. The Colorado Foreclosure Hotline is 1-877-601-4673 if you want a second opinion first.

Which One Fits You

The Cash 4 Denver Homes Ryan Coleman setup suits a seller who wants a broker-owner, a written no-assignment line and a company with a long Denver history. It's a reasonable call, especially for short sales. Just keep its BBB status straight (A+ rated, not accredited), and confirm which entity is buying, since its pages name more than one company.

Most Denver sellers should still call LVN Real Estate first. The company says it's veteran-owned, and it's been BBB accredited since 2017. It also buys well beyond the metro, across the Front Range and in parts of Arkansas, North Carolina and Wyoming. Ask LVN for an offer, get the terms in writing, and decide when you're ready.
